What Is a Life Plan Community?
Life Plan Communities — also known as Continuing Care Retirement Communities (CCRCs) — offer older adults a vibrant, engaging lifestyle and a full continuum of care under a long-term contract. In exchange for an entrance fee and/or ongoing monthly fees, residents gain access to a comprehensive range of services that support aging in place and provide a smart plan for the future.
Independent living vs. assisted living
Independent living describes a lifestyle designed for retired adults who want the conveniences of community life without the burdens of homeownership. Seniors who are ready to leave behind home maintenance, repairs, yard work, and other time-consuming chores can relax and focus on the activities they truly enjoy. Independent living offers a variety of residences — including apartment homes and standalone homes — along with a full range of services, amenities, and engaging activities.
Assisted living is designed for people who can live mostly independent but need extra assistance with activities of daily living, such as medication management, bathing, dressing, meal preparation, housekeeping, transportation, and other everyday needs. In assisted living, trained, compassionate staff provide individualized support designed to help each resident maintain their highest level of independence.
Cost
How much is my entrance fee?
Your entrance fee is largely determined by the size and style of the residence you choose Entry fees are also set based on contract provisions. For example, an entry fee contract in a life plan community typically funds a certain percentage discount off the standard rate of assisted living or skilled nursing care. Your contract may also provide a percentage discount on the entry fee amount upon the termination of the contract.
What does the monthly service fee include?
This varies by community. At John Knox Village, the monthly service fee covers utilities (electricity, water, sewer, and trash), cable TV and telephone, maintenance inside and out, bi-weekly housekeeping for those living in apartment homes, security, access to exercise and wellness programs, classes, social and educational programming, meal plan, scheduled transportation, concierge services, and much more.
Will it cost more than staying in my current home?
It depends. In many cases, moving to a Life Plan Community costs less over time than remaining in a traditional home — especially when you factor in maintenance, utilities, home repairs, insurance, property taxes, and future health care expenses.
Do I own my residence?
In a Life Plan Community, you don’t own your residence. Instead, you pay an entry fee upfront to secure a home in the community and to help cover the cost of your potential long-term care needs in the future.
Another reason people choose a Life Plan Community is the maintenance-free lifestyle it offers. Residents are not responsible for repairs, upkeep, or home maintenance, and they do not pay property taxes or homeowners insurance. By living in a Life Plan Community, you are also insulated from fluctuations in the housing market.
This approach allows you to simplify your life while gaining access to comprehensive services, amenities, and long-term care — all designed to support your health and independence.
Is senior living tax-deductible?
Potential tax deductions associated with a Life Plan Community may include a one-time deduction of a portion of your entrance fee and an ongoing deduction of part of your monthly fees. These amounts may be deductible as prepaid medical expenses.
For any portion of your entrance fee or monthly fee to be tax-deductible, the community must designate that amount as a prepaid health care expense. As with any financial decision, consult your tax advisor for guidance.

Daily Life
Will living in a senior living community limit my freedom, privacy, or purpose?
Senior living frees you from the responsibilities of home maintenance and offers more time for volunteering, lifelong learning, outings, cultural events, personal projects, and socializing. Feel like staying in for dinner? Do it. Love shopping, sporting events, or museums? Go as often as you like. In fact, many residents report that they do more — with a wider circle of people —than they did when living at home.
Won’t I be bored in a senior living community?
Ask nearly anyone who lives in a community, and they’ll tell you they’re surrounded by interesting, lively, and engaging people. With countless opportunities to socialize, learn, and explore new interests, most residents find life far more active than they ever imagined. And if you prefer quiet time, that’s always an option.
